Description

Performs, supervises, and coordinates general repair and maintenance work for the Office of Housing in the University's residence halls and apartments. Work involves responsibility for planning and completing general carpentry, painting, limited plumbing, limited appliance repairs, limited electrical repairs, and limited air conditioning work. Coordinates larger repairs requiring specific trade skills, in collaboration with Facilities Services personnel and facility remodeling contractors. Orders supplies and materials, establishes and monitors a preventive maintenance schedule. Supervises maintenance staff. Responsible for the overall appearance and repair of the university residence halls and apartments. Works with Central Plant in scheduling annual inspections and P.M.’s for boilers, elevators, fire sprinklers and fire panels. Reports to the Manager, Custodial & Residence Life Maintenance.

 
Examples

Supervises the planning, assigning and completion of work orders by maintenance staff. Hires, trains and assigns student helpers to maintenance personnel. Performs maintenance repairs in residence hall rooms and apartments and orders supplies for the repairs. Services HVAC units in residence halls/apartments. Monitors the completion of all maintenance repairs in a timely fashion. May be asked to move heavy equipment/furniture. Performs minor construction, painting, and limited plumbing, electrical and appliance repairs. Replaces door grills, repairs room and lounge furniture. NOTE: These examples are not inclusive of all work performed, but are a representative sample. Performs other duties as assigned.

 
Physical Condition

Some heavy lifting (50 pounds or more) and the ability to work from ladders and in close spaces. Must have sufficient strength and stamina to perform a variety of manual tasks associated with duties.

Experience

A minimum of 5 years of experience in a broad range of maintenance duties, including mechanical, plumbing, electrical, A/C and heat, carpentry and painting, establishment of preventative maintenance schedules, as well as general maintenance work. Experience in other areas of repair work is desirable. Experience in supervising and/or working in a team environment is required.

 
Knowledge

Knowledge of building maintenance methods, including modern methods of use and care of equipment and cleaning supplies. Knowledge of the use of hand and power tools. Must be familiar with the use and care of manual and mechanical types of equipment and tools. Must have a general knowledge of building materials and hardware—familiarity with normal safety procedures and Safety Data Sheets. Knowledge of fire and safety codes.

 
Education

High school diploma or equivalent.

 
Additional Requirements

Must be able to maintain effective working relationships with co-workers, supervisors, and departments. Ability to unify subordinates into a cohesive work team. Ability to understand and carry out oral and written instructions. Ability to read blueprints for remodeling and repairs. Demonstrated self-motivated work ethic. *Physical exam required. * Must be available some nights and weekends. Must periodically serve on a standby or on-call basis.
